EDIT + CURATE

With your consultation checklist of recommendations, you're all set to maximize your property's sale potential.  But does it feel like too much to tackle?  If the recommendations from the report feel overwhelming, let our team do it for you.  We can assist with a variety of services.

Diana Kite Design: Occupied Staging Services

Occupied Home

Styling

Based upon the Staging Report recommendations, we can handle all of the physical staging for the main areas of the home.  We'll be able to make impactful transformations using what you already have to make the most of each space.

This service is best scheduled just before taking professional listing photos, as we style each space for maximum photo impact.

This service usually includes up to 4 hours in your home, with additional time quoted if anticipated.

Occupied Home

Supplemental
      Staging

In order to update the home and to create that aspirational and emotional connection, we may also suggest supplemental furnishings from our own collection.  These may include furniture, rugs, lamps, art, and accessories, thoughtfully selected for the style of your home.

Cost will vary according to what is needed, and a full proposal will be provided after the consultation.

  • What is Home Staging?
Home staging involves preparing a home for sale by expertly arranging the right furnishings, accessories, and artwork that result in a warm, inviting space that appeals to a broad range of home buyers. Decluttering and depersonalizing is another crucial element of the home staging process. By highlighting a home's key features and fostering a sense of flow and scale, home staging showcases your property's full potential. Making the property feel spacious, comfortable, and inviting invariably leads to a quicker sale at a higher price.
  • What's the benefit to the homeowner?
Sellers who invest in home staging invariably receive higher, more competitive offers for their homes, resulting in an ROI of 6 to 10 times the cost of the service. Studies consistently show that staged homes spend fewer days on market and sell for higher prices than their unstaged competitors.
  • How much does home staging cost?
For under $300, we can give you a detailed written report with specific guidance on how to optimize your home for sale. Additional services are available for those who want hands-on assistance or need to enhance their homes with furnishings and decor from our collection. Costs usually start at 1-3% of a home's list price, depending on what is needed.
  • Isn't staging just for vacant homes?
EVERY property can benefit from home staging, whether furnished or not. Occupied or furnished homes often need a fresh eye to present their best potential. While you may love your current decor and furniture, it may not appeal to everyone and may not be the best way to showcase your home's features. We can work with your existing furnishings and decor to create a fresh, cohesive, and attractive look that will help sell your home more quickly and for a higher price. If needed, we can supplement your decor with items from our own collection to present a more updated look.
