PRE-LISTING
EVALUATE + PLAN FOR SUCCESS
Today's buyers are willing to pay a premium for a house that feels well maintained and "move-in ready."
Many buyers also overestimate the cost to make simple repairs or cosmetic changes (like painting or changing light fixtures), and these assumptions are reflected in their offer.
Making these changes BEFORE listing significantly raises the perceived value of your home and results in higher offers.

The Process
Your in-person pre-listing consultation will assess your entire home. We start from the same place as potential buyers: with the approach and curb appeal. Together with the homeowner, we will preview the entire property to identify the home's best features and also address issues that could negatively impact selling price.
We'll consider each room in your home, focusing on key selling areas: curb appeal, entry, Kitchen, main living areas, dining room, primary bedroom, bathrooms, and outdoor spaces.
We will evaluate furniture layout, color schemes, and lighting to create the most warm and inviting atmosphere. We'll also consider cosmetic improvements to enhance your home's appeal, such as needed cleaning or repairs, painting, lighting, or other enhancements.
For occupied homes, we'll provide detailed suggestions for simplifying and updating the decor, including possibly removing some items, decluttering, and how to best rearrange and utilize existing items.

What is Home Staging?Home staging involves preparing a home for sale by expertly arranging the right furnishings, accessories, and artwork that result in a warm, inviting space that appeals to a broad range of home buyers. Decluttering and depersonalizing is another crucial element of the home staging process. By highlighting a home's key features and fostering a sense of flow and scale, home staging showcases your property's full potential. Making the property feel spacious, comfortable, and inviting invariably leads to a quicker sale at a higher price.
-
What's the benefit to the homeowner?Sellers who invest in home staging invariably receive higher, more competitive offers for their homes, resulting in an ROI of 6 to 10 times the cost of the service. Studies consistently show that staged homes spend fewer days on market and sell for higher prices than their unstaged competitors.
-
How much does home staging cost? For under $300, we can give you a detailed written report with specific guidance on how to optimize your home for sale. Additional services are available for those who want hands-on assistance or need to enhance their homes with furnishings and decor from our collection. Costs usually start at 1-3% of a home's list price, depending on what is needed.
-
Isn't staging just for vacant homes?EVERY property can benefit from home staging, whether furnished or not. Occupied or furnished homes often need a fresh eye to present their best potential. While you may love your current decor and furniture, it may not appeal to everyone and may not be the best way to showcase your home's features. We can work with your existing furnishings and decor to create a fresh, cohesive, and attractive look that will help sell your home more quickly and for a higher price. If needed, we can supplement your decor with items from our own collection to present a more updated look.
